Graveyard Shift (1990)

A crew of night workers, including college-educated drifter, John Hall and Castle Rock tomboy Jane Wisconsky is hired by The Bachman Mill to clean out the basement of a long-abandoned textile factory over the Fourth of July weekend. They are supervised by bullying foreman Warwick. When the efforts of exterminator, Tucker Cleveland to rid the basement of a horde of rats are unsuccessful, the crew is ordered to assist. While in the mill’s sub-basement tunnels, the clean up crew discovers the deadly rats are led by a giant mutant bat-rat monster.
